I am relocating to Singapore next week from Ireland and looking to rent a condo close to MRT. I was speaking to an agent yesterday and he informed me that the tenant pays 1% to the agent if the property is rented through them. Is this correct? Because I heard that only the landowner pays the agent. Please help

Generally, if the rental is 2yrs tenure and > $3,500/mth, tenant usually will not have to pay any commission. If its 1 yr tenure or if the rental is < $3,500/mth, tenant will have to pay 1/2 commission for every 12mths contract signed. Dear Ms Nidhi, There is no regulations here in terms of landlord or tenant to pay the service fees in Singapore. It should be agreeable between the parties involved. I was speaking to a landlord yesterday looking to rent out their 3 bedrooms apartment in the central region for $4500 and expects me to collect commission from tenant. I further shared with the landlord that if the agent is not being paid for the work he is doing and expects to share the commission with the other representative's agent, how committed is this salesperson going to be in carrying out his duties and obligations to the client being served? The same situation goes for you. Do you expect that an agent goes about finding the right apartment for you at a reasonable priced, and that your interests as a tenant is taken care of for the tenancy? If you are, then be prepared to pay the service fees. Otherwise, you need not pay a single cent and that you can be free to get in contacts with the listing agents and get around for viewings on your own when you arrive, as well as take care of all necessary paperwork required. Otherwise, 1 month of rental fees with 7% GST for someone to help you take care of all these arrangements is what you need to pay for a 2 months lease and if possible, I will try my best to get the landlord representative to share his commission with me. For 1 year lease, the service fees will be halved and there will be no sharing of commission between landlord's and tenant's agent. Let me know if you require further assistance. Hi Nidhi! Commission is payable if you engage an agent to search for a unit for you. It usually is 1 month rental as comm for a 2 year lease signed and 1/2 month rental as comm for a 1 year lease signed. Perhaps you could furnish me with details such as which location you're looking to rent at, number of bedrooms, budget, lease term, etc. If I have any ready units available directly from landlord, then you will not need to pay comm.
