The varying prices are due to the various conditions of the properties available. Addresses along or near Holland Road usually commands a slight premium over the outskirts of Singapore as it is usually an area preferred by expatriates. I do have a couple of landed homes for rent within the Holland Road vicinity therefore if you are keen, perhaps I may show you around once your itinerary here for viewing is fixed. In terms of room for negotiation, perhaps you may wish to let me know what is a comfortable price range you are working on as well as what you are looking for in the landed home such that shortlistings can be made? As long as your offer for rent is no way below market value, you stand every chance to secure a unit you like.

May I assume that you are looking for landed house to stay.

Yes, prices varies quite significantly along Holland Road, this is because for the following reasons
1) The age of the property may varies, if the house newly rebuilt, the landlord will ask for higher price. Some of the houses at that vicinity can be very old and run down, so usually the landlord will ask for lower price.
2) Land size may varies, the size of the landed property there may range from as small as 3,000sqft to as big as 20,000sqft. Certain cluster at the vicinity are classified as Good Class Bungalow area, these houses will definitely command much higher price.
3) Build in pool, some landed houses may have build in lap pool, so the landlord will ask for higher price as well.

Typically, the asking price you see from the internet are negotiable.
