I am PR and 48 years old. I like to know if it is possible for me to buy a Private Property along with my Son who is working in US. If so is there any requirement.

I have 150k+ in my cpf OA and income of 120k+.

Hi,

Yes no issue you can purchase private property. Do note that ABSD of 5% applies for PR 1st property purchase. If you own a hdb at the moment you have to sell it off after buying private. Yes is possible to purchase with son..
PR have a 5% Additional Buyer Stamp Duty on top of exisitng 3% stamp duty..

Will it be your first or second property? Do take note of the additional buyer's stamp duty applicable to you as SPR.

Will the purchase be for investment or own stay?

And yes you are eligible to purchase with your son as long as he is above 21 years old which i believe he is.

Solely based on your income and age, you should be able to loan up to $921k so in fact, you can consider to purchase under your sole name.

Care to share why you intend to purchase with your son?

Since your son is working as well, the loan amount could be higher.

Yes you can! In fact, it is a good idea as these are the advantages under such an arrangement.

a. Longer Loan Tenure - Since your son is younger, both of you will be eligible for a longer loan tenure as compared to you alone taking the loan which the tenure is likely to be 17 years until you turn 65.

b. Higher Loan Amount - Your son's income in the US will also be used for the loan assessment and therefore both of you may be eligible for a higher loan amount which will widen the choices and variety of potential properties that you can look at.

Basically, involving your son will enable you to have better leverage but getting a higher loan and longer tenure, resulting in higher Return On Investment (ROI) for you.
