Dear buyer,

It is very subjective. In the first place why are you concern on this? You have plans to sell in the short to mid term?

Are you purchasing it for own stay or will you be renting out this apartment? If you are purely purchasing for own stay, it would depend on how much non-tangible values will you get out from this apartment, for example, vicinity to school, parents, workplace, MRT and etc, which you get to enjoy without incurring additional expenses. This value is difficult to ascertain. In most cases, I will have my client look into how much a similar unit in the market will be in terms of rental, therefore we will be able to work out what could be the estimated gains in the event that you sell the property within the next 5-10years.

Key note will be that not all property sales will end up profitable based on selling and purchasing prices.

Hi Sir,

Yes, you should be concerned on the balance lease of the property you're buying. Anything that falls below 60 years of lease, the future buyer of your property will have some restrictions on loan or CPF usage.

You should consider all these factors before purchasing such condos.

Hi,

You have plans to sell it in the next 5-10 years? For leasehold properties of balance leases less than 60 years, the CPF and financing restrictions will kick in, which in theory will affect the resale value. Other than that, a property which is too old tends to be overlooked as facilities & condition are not as well-maintained and not as modern. This in turn reduces the potential buyer pool.
