I am of the opinion that commercial properties in particular should reflect the remaining number of years left in arriving at the yield percentage. Some of these properties have a balance that is less than what the bank requires and I feel that this risk should be factored in to discount the higher rental yield of that property. I have cash of 250k and wish to go into commercial property investment but have little feel of the market potential or risks.
