Good afternoon Mdm. Ng,

Perhaps the question to ask is if it makes more financial sense to keep the HDB for regular rental income or to unlock the sale proceeds. It will depend on the property age, location and attributes. Generally HDB prices are on a gradual downward trend. Perhaps I could have more details about the property before making better recommendations?

If you could get back ABSD refund after you sell off your 5RM HDB flat, then I would advise you to sell it off and claim this refund.

If not, HDB has one of the highest yield in today's market. You can consider to keep it for rental yield, provided there is good potential in your HDB location.

Assuming you can claim back the ABSD that you have already paid , i will advise you to sell your hdb and claim back your hdb .

Vise versa , if you dont need to sell your hdb to finance your condo , and if you do not qualify to claim back your ABSD , then you should keep your hdb for rental income . However please note hdb landlord is only for singaporean , permanent resident cannot rent out their hdb .

Hi Ms Ng,

To sell or to rent depends on your objectives. If you need to claim back your Additional Buyer Stamp Duties, then I would advise you to sell because you would need to collect a few years of rental just to recover the stamp duties amount.

If ABSD is not a concern, it will depend on the age of the flat. HDB offers very high rental returns but it will also depreciate exponentially as it gets older and you will sell it before the depreciation sets in. If the flat is still relatively new, it should hold its value in the next few years and renting it out may be a good source of rental income.
