Dear Buyer,
If your name is not officially on HDB records, you can choose to buy an EC which is more than 5 years old or any private condo/apartment of your choice. A new EC's MOP is also 5 years. After that it can be sold to a SC/SPR. Only after 10 years can a foreigner buy an EC. So, you are ok.

Hi, it is not possible for a married couple to decouple from a HDB as you will still be considered an essential occupier for the property. If you are an essential occupier, you can purchase private condo but not a EC.

Hi,

If your name is already transferred out of the hdb and you are now just an occupier? Yes you can buy EC as a single buyer. You can buy EC that has fulfil the MOP of 5 years, these owners can sell to SC or SPR single buyer.
