Dear Mr. Lee,

Terrace for Penthouses or Open terraces or Patio Units can be caluculated as one-third of the live-in $psf.

Perhaps can i suggest myself to do a more thorough presentation on the unit/penthouse that you might be interested to sell?

Just as a rule-of-thumb ...
1) no buyers would accept option 1
2) your unit should be marketed around option 2
3) all buyers would want you to sell at option 3

However, no 2 properties are the same ... to better understand your situation, you should provide more information like which property you are talking about.

Hi Lee,

I marketed a penthouse in Newton and had the same question from my seller.

Most valuer will consider open terrace at 50% of PSF.

I know when you buy from developer, it is not calculate this way. In fact, some penthouses even cost a premium.
