Are you renting out with full furnishing options? Instead of asking on the going rate for rental, may I ask you what do you expect the rental to be? The rental amount should be aligned to your expectations but of course practical. Aligning the rental price according to market asking maybe practical but most times, there will be competition among the other units.

In reply to your precise question, I'll present you with some transacted facts for 3-bedroom flats at Melville Park for last 6 months.

My record shows:
In April 2011, 1302 sq.ft rented out @ $3,300.
In April 2011, 1346 sq.ft rented out @ $3,200.
In March 2011, 1345 sq.ft rented out @ $3,200.
In March 2011, 1346 sq.ft rented out @ $3,350.
In March 2011, 1238 sq.ft rented out @ $2,900.
In Feb 2011, 1206 sq.ft rented out @ $3,400.
In Feb 2011, 1200 sq.ft rented out @ $3,000.
In Dec 2010, 1346 sq.ft rented out @ $3,000.

From the above data, you will have some idea about the going rates for 3-bedroom flats over there.

However, since yours is a 3-bedroom unit, I have not furnished transacted rents for 2+1 and 2-bedroom units.

I have helped in renting out many properties in Melville Park.
