Land size for The Hacienda is between 20,000sqm to 30,000sqm. Its plot ratio is 1.4, which means the highest it can be redeveloped will be maximum 5 storeys high.

In terms of rental yield, based on the transacted price for sale and rental, yield is between 2 to 2.5%.

In my opinion, if you were to bet on potential enbloc, it will be difficult, unless the plot ratio is being adjusted upwards. Also, the next enbloc wave would not be anytime soon, hence you might be facing a very long wait should you decide to purchase a unit at $1400psf today.
