I am looking to get professional advice/service on my 3 bdrm condo in Bedok/East Coast area that will be open for rental in a month. I would be expecting the professional to inspect my property and advice what is best to do based on the Return of Investment. Like whether it is good to rent the property with as–is condition (partially furnished) or furnish / renovate; how fast and how much it can be rented if we go for as-is or furnish / renovate option; and also act as property manager as I am living abroad.

Hi there!

What I always advise my landlord is to ensure the unit is in a good condition before any viewings are conducted. For example, a fresh coat of paint goes a long way in making a good first impression.

As for the furniture, I always advise my landlords to leave the furnishing as it is - whether it is bare, partial or fully furnished (unless too many furniture then it is good to remove some to prevent the unit from looking messy and cluttered). The reason for this is that there are some tenants who already have their own furniture or who only require certain furniture. If you furnish your unit before finding a tenant, it can pose problems for you if you find a tenant who does not want the furniture as you will have to find a storage place for the furniture.

As such, it is always advisable to have the unit in a good condition before any viewings are conducted. Once a tenant is secured, the furnishings can then be discussed.

As for how the furnishings will affect rental, usually the difference between a partial and fully furnished unit will only differ by about $150-$300.

I just rented a 3 bedroom condo unit within a month after the previous tenant vacated the place.

The owner, like you, lives oversea.

What i did was to personally do an inspection of all its furniture.

With the help of a contractor, who i work with for many years, we did an assessment.

I will present this assessment to you (by email )
You will be able to see what would be the cost/expected rent
base on how much you are prepared to pump in.

There are a few factors to consider :
1. The current conditions of the unit and furnishing
2. The tenant profile / budget

I have helped the oversea landlord negotiated a fairly good deal, compared to the neighboring unit.
