I am looking rent a condo with rent above 3k. is it common for owner to require tenant to have representation?
I wasn't told that a representative was required before I gave a final offer for the condo. Only after did the agent say that the owner needs one, and also offered to represent me if I wanted. There still isn't a confirmation of offer.
Does anyone have experience with this?

Dear tenant,

I do not understand the rationale on why the landlord wants a representative salesperson for you but perhaps you may wish to let me know what is the rental amount you are paying for this offer. If the landlord does not mind paying to your appointed salesperson or have his/her agent share the commission that is paid out with your appointed salesperson and you have no loss in such arrangements, perhaps you can proceed to engage me to represent you? Haa.. Otherwise it is important to understand how this will affect your offer.

If that agent advertised for the landlord, the same agent cannot represent you for the rental. This is due to conflict of interest.
