I would like to recommend Simei Green (99 Leasehold from 1996, nearby 2 MRT Stations (Simei and future Upper Changi). It has been consistently among the recent top 10 highest rental yield in Singapore with latest average rental yield of 4.5%.

There are still limited numbers of 3BRs there 969sf-1249sf asking below $1mil and recent transacted rental for 3BRs there are from $2800-$3500 per month depending on the condition and furnishing of the condo.
