I am looking for an investment condo near Jurong East. Yield should be at least 3%, Price is below $1.5mil. Prefer completed. Must be near MRT. If fire sale available, then its even better. Looking to pay cash for fast transaction.

Cash or not, the transaction is almost similar in terms of speed. I assume you are looking at Jurong East because of the announcement of HSR which is going to be located there? Should I have anything suitable, how can I get in touch with you?

I would like to recommend Vision Exchange to you. Directly link to Jurong East MRT Station and relatively near to High Speed Rail Terminal. Typically, commercial have higher rental yielf tham residential and no ABSD as from now.

You can get an office below $1.5mil.
