It seems that you have an interesting posting here.

As your budget is relatively low and not willing to pay commission to the salesperson attending to you, it is quite difficult for any salesperson to render his/her service to you and able to co-broke on the commission (sharing comm with the landlord's salesperson). Thus, the only way (that I can think of) is to do the sourcing on your own - checking out the listings posted here in PropertyGuru or other media ie papers. Tedious but it can be done.
