Most sellers nowadays have no issues in holding on to their properties instead of slashing prices to sell as it will probably also affect their plans to purchase another property. Barring a rare panic sale, I do not see any chance for you to secure any units based on your budget and requirements. In fact, the recent regulations introduced have affected the buyers more than the sellers as I have met many buyers who have got themselves priced out of the market to purchase with ABSD, reduction in LTV as well as the latest TDSR regulation. The drop in transactional volumes do not bother these sellers. Perhaps you may need to readjust your expectations or look at other projects which could probably have suitable units?

    Dear Geryl,
    I think most agents will not like to see price drop, you pointed out that sellers can hold but on the other hand buyers are priced out which means that less buyers in the market. With the rental market softening, many of the units will be empty abd there will be people who want to sell with less buyers. Supply and Demand logic. I do not think property will keep going up with government pumping in more supplies, I also noted developers putting up high bid for new lands but if no buyers can afford do you developers can hold. Bear in mind they are required to sell within 5 yrs.
