I am living in a 99yr condo that TOP in 1999. As I have a 1 year old kid, I am contemplating whether to sell my condo and move to either a freehold condo or an HDB flat. The freehold condo option is so that it can help to preserve the value of the property. The HDB option is to allow me to have more cash in the bank to plan for my kid's future and used for future retirement. The decision is not an easy one and I have been thinking hard about it. What are your suggestions if any and why?

For similar case, I would advise them the following:

1) Should you opt to sell your current condo and purchase resale HDB unit, what are you short and mid term investment plan on the cash you have in hand?
2) Should you opt to sell your current condo and purchase freehold property, what are you plans to accumulate funding for your child's future and retirement?
3) Should you opt to stay put, what are your plans with the existing fund that you have on hand?

With these in mind, can we work out the possible financial planning for your intention.

The key about freeing up your cash by selling your existing unit and purchasing a HDB will be what are you going to do with this amount of cash on hand. Are you able to make use of these funds and roll it such that it will be viable moving forward for the children's education?

Purchasing a freehold condo may not necessary mean that value of the property can be preserve, given that properties go through cycles of ups and downs. Suppose you purchase a property about 2-3 years back, chances are the price now is lower than what you have purchased.

There is another option of gearing up your current place for other investment options where you do not lose out on the intangible factors like time taken to scout for new place, prepare to move and readapt to a new place.

Honestly, I don't think anyone can give you a perfect solution.

Thanks for your query. Off the head after going through your question and scenario, I would think "cash is king", that to cash out and have it on hand is always better as you have the flexibility to plan again later, or enter the market again when the opportunity arises down the road. I believe you are comparing between similar sizes of both property types, hence your quality of life will be maintained (except for the facilities condos can offer).

But then again, I have not gone through the circumstances that you have gone through and there are certain subjective factors (such as employment plans, comfort level in terms of financial mortgage commitment) which you only know best, and I be happy to hear from you. It also depends on the locality you are looking at, as the supply of either property type (freehold condo/resale HDB) could be limited.

Good evening!

I will need to understand your situation better to advise you accordingly. For example, it's important to assist you with a financial plan, be aware of your short and long-term plans and so on.

Without taking any of the above into consideration, I will highly suggest selling off your leasehold condo and purchasing a freehold one instead. Of course, it will be vital to choose the right freehold property to ascertain it's value.

If you were to purchase a HDB instead, you will have cash on hand. However, what are your plans for this cash? For 5 years, you will be limiting yourself should a very good property open up for sale.

As such, I feel it's best to discuss with you further and advise you on both options so that you weigh in the pros and cons and make the right decision for yourself and your family. You may want to consider upgrading now to the freehold condo as I assume you are still at your prime of your earning power. This is a good time to upgrade as there are many motivated sellers in the market waiting for a buyer due to an uncertain economic outlook.

However, you will need to buy a condo in a location with growth potential so as to enjoy the potential capital appreciation down the road. You can hold on to this freehold unit for a 5-10 years period before finally downgrading to a HDB as your son is still currently young. By then, you should be able to cash out a significant amount of money for his education.
