I am intending to sell my HDB and purchase an EC jointly with my spouse.

May I check:
1) are we exempted from the Additional Seller Stamp Duty?
2) what is the resale levy that will be incurred? '
3) If there is the Resale Levy, when and how can this amount be paid - can it be cash/CPF/part of total bank loan?

Hi,

For EC, you can only purchase after HDB MOP of 5 years is met, hence there will be no seller stamp duty. If what you meant was Additional Buyer Stamp Duty, don't worry you will not be affected as it is understood for new EC purchase, you have to sell away HDB after EC top, hence no ABSD is required.

For resale levy, it depends on the EC project you take up. Some EC projects have NO resale levy payable, hence its better for HDB upgraders. Resale levy can only be paid in cash, and for 4-rm upgraders its 40k, hence it may be a bit taxing.

Hi,
Below is my input for your questions.
1. No ABSD to purchase an EC because buyer is required to sell off the HDB flat within 6 month from TOP of the EC.

2. Resale levy depend on you current hdb flat.
3 Bedroom 30k, 4 Bedroom 40k and 5 Bedroom 45k.

3. Resale levy will be settle together in the process of your sale of hdb.

No ABSD will be liable and resale levy is only applicable to a few projects. I am currently assisting my client with his sales of his EA to fund his brand new EC purchase and am fully equipt with the purchase timeline and knowledge to assist similarly.

By the way, you are referring to new or resale EC?

If new EC, no as you will have to sell off your HDB within 6 months from key collection/ TOP date.

As for resale levy, it will depends on which type of HDB you are owning now. If you want to avoid paying resale levy, you can purchase those balance/ bounced units from those projects that are not subject to resale levy.

If you need to pay resale levy, you can do so from your sales proceeds or cash.
