Good morning Raj,

I assume you are a foreigner. Do take note that you will be subject to 15% additional buyer's stamp duty as a foreigner.

Maximum loan eligible will be around 80% thus your initial outlay will be around 38% of the purchase price.

As for your househunting, I will assist you in shortlisting suitable units for your investment portfolio.

Purchase price and rental will depends on a few factors like location, amenities, floor level, house condition etc.

We will make an offer for an unit you like with a 1% cash (resale) or 5% cash (new launch). Once offer is accepted, you will have 2 weeks option period to consider.

Once you decide to go ahead with the offer, you will pay 4% cash to exercise (resale). For new launch, you will have to exercise within 3 weeks upon receipt of sale and purchase agreement.

Pay stamp duties within 2 weeks from exercise date.

To complete the purchase, you will have to pay the balance downpayment within 8 weeks from otp issue date (new launch) and 10 to 12 weeks from exercise date (resale).

Yes foreigners are eligible to purchase only private properties in Singapore. However, as a foreigner, the additional buyer stamp duty (ABSD) will be levied in your purchase.

As a foreigner, you will be subjected to 15% Additional Buyer Stamp Duty on top of the normal Stamp Duty. In total, you will be liable for a total of about 18% stamp duty of the purchase price. For a 5 mil property, you will need to pay about $894,600 in stamp duty. Residential properties are not giving a high yield ie less than 3% in the current market and we are facing a situation of oversupply of residential properties.

You may want to turn your attention to commercial properties instead as what a lot of foreign investors are doing as there is no ABSD. I have a freehold commercial property which developer is selling at a massive discount below the launch price. The property is located in an area with hotels and upcoming transformation. The upcoming MRT is just a stone throw away.
