I am currently renting out a condo unit. The tenant has requested to change the tenancy agreement from that of an individual (he is a EP holder) to a corporation. I like to understand what are the implications and risks of this change. What questions should I be asking? Thank you.

Hi James,

Most landlord will like to have tenancy under company lease. Risks of individual lease is in fact more than that of a corporate lease. Should you never receive your rental payable, you go after the company. No company will want their reputation be affected should any landlord issue them a letter of demand for not paying rental. You will need to ensure that the company is still a live company. You can check this in the ACRA website for the company ROC number. If you have any questions, feel free to contact me.
