Hi, your colleague may have a point. But can I ask what about those buyers including mine who had already purchased a unit? Don't they also thought about such issue before they actually commit to a unit? Well, for rental purpose, yes you may have many competitors but we are talking about thousands of students pls Lecturers from James Cook, and Sims Urban is one of those newer condo and also nearest in terms of walking distance from the school. And when it comes to capital appreciation, because of the short distance to the MRT and of the transformation of Paya Lebar area, you could expect to receive good offer should you decide to sell in the future. Hope my explanation makes sense to you. Sims Urban is one of my company projects and because of the price release, this project is still selling so well. Hi,

Sims Urban Oasis has its pros & cons but one thing you may want to factor into your decision is that the location has no private projects in the close vicinity (hence no actual rental transactions to base your projected yield on). It is an "untested" area, but project does have a well-conceptualized theme.

Instead of pouring out the various pointers to counter the negative which your friend has pointed out, can I ask you instead if your colleague is a full time real estate investor, owning multiple real estate properties in Singapore or elsewhere? If Sims Urban Oasis is a bad proposition as an investment property, did your colleague share with you which project is then a good investment property? Has your colleague purchased a unit with same objective similar to Sims Urban Oasis profile and flopped badly so he or she is sharing this with you or has your colleague purchased a property in this project also for investment so to avoid direct competition with you, telling you the negative aspect?

I am always keen to find out more about the consumer mindset, why is it that consumer tend to listen to their friends who may not necessary have the right experience in the subject matter? By simply sharing a thought or opinion which he or she does not have the necessary experience in, this action could result in you missing out on a potential good investment property for all you know. The right way in helping you make a decision is to advise you to speak to a professional in this field if you were to ask me.
