There will be a lot of consideration in getting a low floor unit or a high floor unit. Usually tenant will look at rental price, maybe not so much on the level as long as the rental is right. In terms of considerations, is the 5rm flat with 3 bedrooms or 4 bedrooms? If it is a 4 bedrooms unit in a location where tenants demand are high, I will go for the 5rooms flat, unless immediate neighbours are coffeeshop which operates late into the night at your door step. This is applicable for rental. For sale, it will be quite straightforward that high floor has better preferences among buyer or I should say there is a bigger pool of buyers looking for high floor units.
