In terms of considerations, is the 5rm flat with 3 bedrooms or 4 bedrooms? If it is a 4 bedrooms unit in a location where tenants demand are high, I will go for the 5rooms flat, unless immediate neighbours are coffeeshop which operates late into the night at your door step. This is applicable for rental. For sale, it will be quite straightforward that high floor has better preferences among buyer or I should say there is a bigger pool of buyers looking for high floor units.
