Every now and then, we have heard about Mandarin Gardens going enbloc together with several of the developments nearby like Laguna Park or Neptune Court, therefore if you feel that it could be better off cashing out now from the property and move on to other plans with the cash on hand either investment or another property that aligns with what you plan for in the future, perhaps you should go ahead and do it instead of being led on by market forces.

Good evening Sam,

there might be potential en bloc but based on the balance tenure of 65 years, it might not be that soon.

Usually when a project turns 40 to 50 years old, there will be more activity or hype on en bloc.

Mandarin Gardens might be "old" but there are older projects nearby like Neptune Court for instance.

And en bloc doesnt happen over night. If the project cant obtain 80% of the votes, you might miss out on a reasonable value as the property ages.

Care to share what's the reason behind your intention to sell? Perhaps I can digest and share my opinions.

Hi Sam,

In my humble opinion, there is a low chance that enbloc sale will happen in the next 2-3 years. This is because of the sluggish property market that we are experiencing right now. Developers are more conservative and are less keen to redevelop new sites especially larger plot like Mandarin Garden.

If your do not mind waiting for another 7-10 years then enbloc activities may happen but you will forgo the opportunity costs of selling it now.
