Hi Serene,
Since you are under the age of 55 years old, you will not be able to purchase a resale HDB after the sale of the EC. I would not advise you to sell first and rent in the interim because of the high rental price currently. To cater to the wait out period, resale transaction time and the renovation, you will need to rent for at least 21 months.
