Good morning buyer,

Do take note that as a SPR buyer, you will be subject to additional buyer's stamp duty of 5%. Thus your initial downpayment will be 20% (5% cash and 15% CPF OA funds or cash if shortfall), estimated 3% buyer's stamp duty, 5% ABSD, valuation fee, legal fees etc.

So with $130k, you might only able to afford a private property asking at $465k. Probably new launch in District 14.

Maybe let my banker advise you on your in principle approval first so you can gauge how much loan you can obtain.

Working back the sums based on a
Unit Price: $450K
Based on 80% loan

5% Cash downpayment = $22,500
15% CPF/Cash downpayment =$67,500
ABST 5% Cash First =$22,500
Stamp Duty 3% Cash First =$13,500

Total: $126K
