Hi,

Foreigners are eligible for most condominium developments in Singapore, they need not dispose their overseas property and they also need not convert to SC citizen to purchase local Singapore properties. The main advantage in converting to SC citizenship is to purchase at lower additional buyer stamp duty (ABSD) tax rate. Which for SC 1st residential property purchase, ABSD is not applicable.

As SPR, you are already eligible to purchase condo in Singapore without the need to sell your property in Malaysia. Converting to SC will help you save on ABSD. But if you are looking at getting HDB unit in Singapore, you will need to remove your ownership on the Malaysia property.

You are not required to sell your property in Malaysia when you purchase a property in Singapore. I would advise that you obtain the Singapore citizenship before the purchase so that you can save on the Additional Buyer Stamp Duty (ABSD) of 5%.

Not to worry,

You will not required to dispose off your overseas private property if you purchase a private property in Singapore be it you are a SC, SPR or foreigner. You are required to do so in the event you are purchasing a resale HDB.

By the way, how's your citizenship application coming along? Do you intent to purchase only until you obtain your citizenship?

Hi Mary,

You need not dispose off your overseas properties if you buy a private residential unit in Singapore. You will only need to dispose your overseas properties if you buy a HDB flat.

Having said that, it is advisable for you to go ahead with the purchase after getting your citizenship. Should you buy before you become a citizen, you will be liable to pay an Additional Buyer Stamp Duty (ABSD) of 5% on top of your purchase price.
