ABSD will be based on the residency status of the owner that will be taking over the ownership of the outgoing party.
If you are taking over, it will be 5%.
For instance, 50% ownership x valuation of property x 5% ABSD.
Other expenses will be:
1) legal fees for two lawyers
2) buyer's stamp duty
3) seller's stamp duty if applicable

It will be 5% if you are the remaining owner of the property. Other fees include legal fees, buyer stamp duty and seller stamp duty if any. The remaining owner must also be able to finance the balance loan on his own name and fund the cpf utilized by outgoing owner.
May I understand your plans further so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Is your wife a PR too? If she is, then the ABSD is 5% for her to buy over your shares in your private property.
If she is a foreigner, then ABSD is 15%.
If she's a Singapore citizen, then she need not pay any ABSD to buy over your shares.
For you to buy over her shares, will be 5% ABSD.
