I am a SC owner of a HDB resale flat, bought 5 years ago with CPF housing grant. My wife is a SPR and is listed as occupier during the purchase application then. We are now planning to buy a private property for own use. My questions: 1. Can we still keep the HDB flat for subletting out> 2. What kind of restrictions or additional stamp duties are we subject to, as one of us is a SC while the other is a SPR? Thanks

Good afternoon, You are eligible and allowed to hold on to your HDB property as one of you is a SC. Only household with both SPRs have to sell off their HDB if they purchase a private property. Do take note that as one of you is a SPR, you will be subject to 10% additional buyer's stamp duty (higher of 7% as a SC or 10% as a SPR). And bear in mind that you have to keep a minimum sum of $74k in your CPF (OA+SA) accounts before you can use the excess to purchase a second property as you have utilized CPF in your current property. Why not let my banker to advise both of you on your in principle approval to gauge how much you guys can loan first then we work things out from there? Hope to hear from you guys soon! Cheers! Evening, Based on your situation, you have purchased the unit under non-citizen spouse scheme. You are eligible to keep the HDB unit for rental as MOP have being fulfilled. If you choose to purchase the second property under your name, you will be liable for 7% ABSD. If your current unit is still under mortgage, you can get max of 50% loan for the upcoming purchase. You will have to set aside the CPF minimum sum before you will be eligible to utilize the balance for mortgage payment. However, if you choose to purchase under your spouse name and if she's working, you will only need to pay 5% ABSD and can get max mortgage of 80%. Do feel free to contact me for further discussion.
