A landlord is bounded by the following covenants to a tenant:
1. Quiet enjoyment of the premises, which means tenant can enjoy the use of the premises without interference.
2. Non-derogation from the grant, landlord must observe all the terms granted to tenant.
3. Property must be fit for habitation at the start of the lease term;
4. Structure and facilities must be in good repair.
5. Good title. He is the owner and has the right to rent.
6. Pay property tax and quit rent if any
7. Exclusive possession of the premises for the fixed term, so long as the fixed term given has not expired.
8. If landlord has sold or transferred his interest, buyer or successor-in-title is bound to observe the terms of the lease granted

Under point 2, if you break the lease, you will have to compensate the tenant for the unused lease term.

The obligations of a Landlord differs between the different tenancy agreement. Look into your tenancy agreement to find out if landlord is allowed to terminate the lease prematurely by giving any form of notice. In the absence of such a clause, it is then implied that the term of lease is fixed and no premature termination is possible, unless the Tenant agrees to it.

Speak to your tenant on this subject matter to understand their position such that it will put you in a better position to negotiate for the exit. I have recently just secured a buyer for my seller whose unit is tenanted until October 2021 with tenant happy to exit earlier with notice period given instead of any compensation.

If you wish to break the lease, you have to see whether there is a provision in the contract which allows you to break the lease. If there isn't such a clause then you will have to discuss with the tenants to terminate the lease prematurely on mutual terms.
