I am a 25 yo female SC. Is it possible for me and my partner to purchase our first HDB resale (him being owner and me being occupier) and hold till MOP, then purchase a private and rent out the HDB flat for rental income? What are the pros and cons?

Yes, based on existing policy, this is possible if both of you are married. Do take note that in such cases, you will be unable to utilise your CPF monies for the HDB since you are not a registered owner.

I assume he is SC as well and both of you are already married. Yes your approach is possible and there are more couples going for this as well, so to be able to own a 2nd private property once MOP is fulfilled. This is the main pro going for it.

As for cons, for this hdb purchase, only the owner's income can be recognized for loan, and only his CPF OA can be used. The occupier legally does not own the HDB as well, and one party may feel uncomfortable in the relationship. Also, there is also regulatory risk, in the sense that the owner-occupier method may be disallowed potentially next time. Although this is debatable as it is not straightforward to implement as well.

Hi,

This is a common arrangement. You and your spouse can purchase an HDB unit with him as the owner and you as the occupier. However, please note that in this setup:

Only his income will be considered for the loan assessment.
Only his CPF funds can be used for the purchase.
After fulfilling the 5-year Minimum Occupation Period (MOP), you can purchase a private property under your name without incurring ABSD. However, keep in mind that only your income and CPF funds will be available for the purchase
