Hi,

As you bought a resale flat last year, you would not be eligible for a private residential property in view of the 5 years MOP restriction. You can however consider commercial properties.

Commercial properties normally have a far better appreciating factor - with greater rate of returns in terms of capital upswing and rental yield, given the same quantum of investment or even lesser compared to that of residential properties.

Perhaps we could engage in an interactive discussion for me to understand your requirements and investment objectives to be in a better position to advise which type of commercial properties to target. GRADE A STRATA OFFICE IN RAFFLES PLACES OR RETAIL IN CITY CENTRE OR F&B? The options are varied and thus, the choice must be made in an informed and timely manner.

Having said that, as a rule of thumb, it is always best to get your finances assured and secured to conduct the search appropriately. Perhaps I can link you to my banker who will assist you with an IPA at no cost. I would also illustrate a financial cash computations/projections with progressive payments to assess which commercial options will suit your interest and property portfolio best. I have a couple in mind, which simply needs some refinement once I have gathered your preferences. This would also give me an opportunity to share more on the market insights and illustrate a preliminary procedural frame work- conducting a comprehensive & succinct sales report with rental yield information.
