As you bought a resale flat last year, you would not be eligible for a private residential property in view of the 5 years MOP restriction. You can however consider commercial properties.
Commercial properties normally have a far better appreciating factor - with greater rate of returns in terms of capital upswing and rental yield, given the same quantum of investment or even lesser compared to that of residential properties.
