I am 33 years old, married with a kid. Me and my wife are Singapore PR. We have 4 properties in Malaysia. Currently intend to buy a subsale HDB in Singapore. Understand that we need to sell all the overseas porperties before eligible to buy subsale HDB here. In this current market, will be difficult to sell oversea properties with the ideal price we want.

Will that be possible to still proceed with subsale HDB purchase while awaiting the oversea properties to be dispose?

Good morning Anderson,

I think you have mistaken the regulations.

It's true that you need to dispose off all overseas properties if you intend to purchase a resale HDB but the disposal is not before purchase.

Disposal of overseas properties must be done within 6 months from resale HDB purchase.

With legal completion that will take up 3 to 4 months, you have up to 10 months to sell off all your overseas properties.

By the way, do take note that both of you have to be SPR for at least 3 years individually in order to be eligible to purchase resale HDB.

Hi,

The current regulations is such that you need to dispose your properties within 6 months after the hdb resale flat is purchased. Hence you still have some time to plan. But it does seem like disposing 4 overseas properties for one hdb is a lot of hassle. Is it really worthwhile to proceed? Alternatively you can consider to dispose one or two only, to fund a private property in Singapore. You need not sell overseas property actually if you buy private property in Singapore.

May I have more info and requirements so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Good morning,

You are required to remove your ownership status on the properties that you have within 6 months from key collection of the HDB unit. Therefore, you will need to ensure that you have sufficient lead time to proceed with the necessary paperwork accordingly.

Unfortunately it is very difficult to have the best of both worlds in being able to sell your overseas properties for a good price while you purchased a public housing here in Singapore (what we can term as subsidized housing). Why not consider looking into private property here in Singapore? The route to owning a private property could be easier and you need not liquidate all your 4 properties in Malaysia.

You can proceed to buy a HDB resale flat in Singapore, and then within 6 months of completion, sell off all your overseas properties.

Or you might want to consider purchasing a private property instead, as there is no requirements for you to sell off your overseas properties. I think it will make more sense for a property investor like you.
