Good morning buyer,

Do take note that your initial outlay will be as such if you are able to obtain 80% bank loan for a $700k property purchase:

1) 5% cash downpayment
2) 15% CPF OA funds or cash downpayment
3) estimated 3% buyer's stamp duty
4) $2.5k legal fees
5) valuation fee, stamp duty for mortgage etc

Thus you need around $161k as a Singaporean. Since you have $40k CPF OA funds, you will need to fund the balance by cash.

If the purchase price is 700K, the cash and cpf amount for the 20% down payment is 161K. The loan quantum base on 4K fix salary is around 500K ((not serving any other loan) with 30 years tenure and monthly instalment at 2.246K.
