Unfortunately not feasible as husband and wife are deem as single entity to HDB so even if husband is not a co-owner for the HDB, he must still be listed as an essential occupier thus the private property has to be disposed.

Hi Ray,

After the decoupling, you may use your wife's name to purchase another private property. However, she will not be able to buy a HDB flat together with your son.

This is because HDB considers you and wife as a married couple and therefore in order to purchase a HDB flat, you will need to include your name as well either as an owner or as an occupier. Therefore this approach is not feasible.

Your wife and your son can also purchase a private property together as your son will be able to take up a mortgage loan to support the purchase if he is working.

Short answer: it’s possible in some cases, but not as straightforward as people think. The key issue is HDB’s rules on existing property ownership and family nucleus.

Here is the clearer picture.

1. After decoupling, the wife must not own any private property at all
To be eligible to buy any HDB flat (BTO or resale), the buyer cannot own a private property, and must not have disposed of one in the last 30 months.
This 30-month wait applies even if the private property was fully paid.
So if the wife gives up her share in the private property through decoupling, HDB still considers her as having disposed of a private asset and she must wait 30 months before she can buy BTO or resale.

2. The son can buy resale on his own, but not BTO with his mother
A son aged 27 can buy a resale HDB alone or with parents.
However, if he buys with a parent who has just disposed of a private property, the same 30-month rule applies.
For BTO, the rule is stricter since BTOs fall under public housing subsidies.

3. No shortcut by “adding son” into the application
HDB assesses every listed buyer. So the mother’s 30-month wait still matters even if the son is the main applicant.

4. The BTO option is out until the 30-month wait is fulfilled
No BTO eligibility during this period.

5. The resale option is also blocked during the same 30 months
Many people overlook this. HDB applies the same rule to resale buyers who wish to own subsidised housing.

So the practical outcome:
If the wife gives up her private property share, she must wait 30 months before she and her son can buy any HDB flat.

If the family’s plan is time sensitive, they may need alternative structures.
