Have you already met your Minimum Occupation Period for your current place? If yes, you should be able to apply for HFE to determine your eligibility for a 2room flexi flat from HDB.

Once that is determined, you can then plan out the sale of your existing flat based on your purchase of the flexi flat.

Hi,

1) First of all, you don't to sell your current flat immediately.
2) You can start your selling when HDB informed you the key collection date.
3) You must be aware that only 5% of each BTO/SBF exercise are 2-room Flexi.
4) You will be competing with the elderly who are 55 yrs and older, and they are having a higher priority in the balloting.
5) Now, you need to apply for a HFE to be qualify to take part in the BTO/SBF.
6) The HFE will have information such as loan available based on your current income, grant amount if eligible, monthly mortgage and loan tenure if applicable.
7) You will be given 6 months to sell upon key collection of the BTO.
8) You have to prepare a 25% downpayment once you are called to select a unit.
9) You may bring up any difficulties that you might have to the HDB staff and they will assist you accordingly.

Is your MOP of 5 years fulfilled? If so you can apply for an HFE letter first to confirm your eligibility to apply for new 2-room flexi. After applying, it will go through a balloting process so a big part of it will be due to luck.

Typically a downpayment of 5 to 10% is required when you confirm the flat, and you only need to sell your flat after the new flat keys are ready for collection.
