How to avoid overpaying? Difficulty in assessing the value of new condos

It is both art and science, and certain factors such as connectivity, proximity to work nodes, schools, layout and design of development, future master plan for the area and supply demand play a role to identifying the projects that have good prospects. Buying new condos is not an art or a science. It is all about emotions. If you remove that part away, you will see the value. It is always LOCATION, LOCATION n LOCATION. The best time to buy new condos is at launch. Why? Because, developers increase prices when they hit certain sales milestones. Then, when it nearer to completion of sales, when they are down to less than 20% of units, prices go up again. So, by the time TOP happens, you will be sitting on paper profits. Now you know how new property price appreciation works.
However, not all properties are the same and appreciate all the time. So, herein lies the ability to see value in each of the developments. You need a good eye as well as a good agent to assist you purchase the right condo for your needs. I think I can assist you with that. Please do contact me.
