Asked by
how much deposit would I need to rent an apartment if say the rent is 5,000? I was told for two years I would need 2 months rent and one month advance, therefore I would need to come up with 15,000 plus the agent's fee. Is this correct?

Hi,

For rental that amount of $5,000, agent fees should normally be shared between landlord agent and tenant agent. Hence, you do not worry about that sum.

For 2 years lease, you need to commit 2 month rental as deposit which is refundable, and 1 month rent as usual in advance.

Hi,

For a 2 years lease, 1 month advance rental + 2 months security deposit. Industry practice is such that for 5K rental and above, the agent fees are borne by landlord, and this is shared between landlord or tenant agent. You also have to pay stamp duties as a tenant. Thanks and is there anything I can assist with further? Will be glad to assist so to ensure you are not shortchanged for your tenancy period. Thanks and hope to get in touch.

Warm regards,

Hi, yes you are right. 1 month of advance rental payment and for 2 years lease, you will need to fork out 2 months rental amount and we called it a Security Deposit which will be returned back to you as the end of the lease. But do note that you do not need to pay any agent commission as the landlord agent will shared it with the tenant agent. Pls feel free to let me know if you need any assistance.
