Dear Sir/Mdm,

Yes the commission rates does varies with the length of the lease. The reason is because the agent's service will be with you throughout the length of the lease. The market rate for the commission rates will be 1 month rent for a 2 year lease and 0.5 month rent for a 1 year lease.

If you are fine, then maybe we can meet up to discuss about the details of the tenancy. No worries there are no obligations. And most importantly you will also need to be comfortable with the agent who might be serving you also.

Dear landlord,

Yes, it varies according to the tenure of rental and usually at 0.5 month of the monthly rental for lease up to 1 year and 1 month of the monthly rental for least between 1 to 2 years. Any rental lease agreement with 12 months or lease will command a commission payable equivalent to 0.5 month rental. Anything with lease of more than 12 month but lesser than 24 months will result in commission payable equivalent to 1 month rental.
