How many agents should I engage to rent out my property? I have friends who advised that I should only engage just one agent for more personalized service. Other friends advised that I should engage a few as currently the rental market is very soft. What is the best number to engage?

Also, would all agents provide after rent services such as assisting tenant on general issues such as liaising with contractors etc for repair or appliance breakdown that might crop out during the tenancy period?

Hi, it is advisable to go for an exclusive agent cos he or she will take care of your interest first as there is no other competitor around. But if you are appointing a few, then the likelihood will be every of your agent will try to push the price really low as they would just want to seal this deal fast and quick due to competition. So as a landlord, you will stand to lose out. Hope you understand what I'm trying to explain. Pls feel free to let me know if you need any assistance.

I have been clocking around 4 rental transactions on a monthly basis for past 6 months therefore I do not think the rental market is soft. In fact I have just clocked another case 2 nights ago. It is a matter of what is the expectancy from landlord. Price wise, tenants' profile wise, upkeep of apartment wise, all play a significant part in having an apartment rented out fast.

You friend maybe right that market is rather competitive now as there is an oversupply of houses available, however as long as your asking prices is competitive, we should be able to get you a tenant soon.

I don’t think the number of agents does really matter, but rather I thought that the marketing plan is the utmost important.

In my opinion, it is best to appoint just one good and experienced agent to manage the rental for you since too many cooks will spoil the soup.

A good agent will continue to provide good after sales service like liaising with the tenants on repair issues etc.
