For room rental, from inspection to move in date, it can literally be done in minutes as long as the room is ready for move in, given that it does not require to transfer utility account. All should be in place. While you can do an online viewing, there will still be certain amount of risks involved for you as a tenant, given that in order to secure the room, you will need to make a deposit payment to the landlord, and without actually verifying the identity of landlord and the physical room itself with the address, you could be falling prey to a scam.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

We are offering our clients a complimentary first consultation without obligations (Absolutely FREE!). Schedule for your FREE session today!

Here's a breakdown of renting a room in Singapore while you're overseas:

**Viewing the Room:**

1. **Video Tour Request:** It is becoming increasingly common for potential tenants to request video recordings of the room's condition or even a live video call with the landlord/agent. This can be a good alternative to an in-person viewing, especially if you're overseas.

**Contract Process Timeline:**

2. **Typical Timeline:** The entire contract process, from viewing to moving in, can take anywhere from a few days to a few weeks, depending on the following:

* **Landlord responsiveness:** Communication speed can significantly impact the duration.
* **Negotiation complexity:** If there are extensive negotiations on rent or terms, it might take longer.
* **Letter of Intent (LOI):** Some landlords might require an LOI expressing your interest, which can be done quickly.
* **Tenancy Agreement (TA) signing:** This can be done electronically if both parties agree.

**Shortening the Process:**

3. **Expedited Process:** If you're willing to be flexible and act quickly, it might be possible to shorten the process to a week or even less. Here's how:

* **Be upfront about your situation:** Explain your overseas status and need for a quick turnaround.
* **Have documents prepared:** Scanned copies of your passport and any required employment documents can expedite things.
* **E-signing the TA:** If both parties agree, consider e-signing the Tenancy Agreement.

**Important Considerations:**

* **Relying solely on video:** While a video tour helps, it might not capture everything. Be sure to ask detailed questions about the room's condition and amenities.
* **Finding a reliable landlord/agent:** Do your research to find a reputable landlord or agent with a good track record.

**Additional Tips:**

* Ask the landlord/agent for their preferred communication method (email, phone calls, etc.) and adjust yours accordingly.
* Be prepared to answer questions about your employment and intended stay duration.

By being proactive and prepared, you can increase your chances of securing a room rental even while you're overseas.

Hi there,

1. Typically, if you’re unable to view the place yourself, I can provide home video tour and live video call is also possible.
2. Contract process shouldn’t take too long and can even complete within a day if both tenant and landlord comes to an agreement. I dealt with clients who were overseas, the LOI and Tenancy Agreement can all be done digitally.
3. Let me know your expectations, date you’re back in Singapore, preferred location, type and size of property and budget.

I believe I would be of great assistance to find your desired rental place. You can contact me via WhatsApp 9189 0029  for further discussion. Thank you.
