It is very robust. Demand for rentals is expected to remain high, which is why even our Singapore government (URA) recently announced this month (January 2026) that it will extend the occupancy caps in residential homes as a temporary measure to meet sustained rental demand

Transactions are still there. Pricing it right and the profile of the room (co-occupants / owner occupied will play a part in determining if unit can be rented out fast on top of its condition and location).

Room rental is still quite active in 2026, but it’s no longer as crazy as 2022–2023. Market has softened slightly, but good rooms still move fast if priced right.

The room rental market today is more balanced compared to the peak period after Covid. Back then, supply was tight and landlords could push rents aggressively. Now, more condos and BTOs have completed, so there’s more rental supply, which keeps prices in check.

That said, demand is still strong from:
• Foreign professionals and students
• Malaysians and regional expats working in SG
• Locals renting while waiting for BTO or renovation

For rooms specifically:
• Common rooms are still getting good interest, especially near MRT or town areas
• Master rooms are more price-sensitive because many tenants are watching their budget
• Units near CBD, business parks, or universities still rent out very quickly

What matters most now:
• Location (near MRT, business hubs, schools)
• Furnishing (aircon, WiFi, desk, wardrobe)
• Landlord profile (live-in vs whole unit rental)
• Pricing (slightly below market = very fast take-up)

If you price it realistically, a decent room can still be rented within days to a few weeks. Overpriced rooms will just sit on the market longer than before. Read More
