I often feel that the exit strategy should be the most important aspect for any property investment because what is the use to have a property to have increment in their paper value but no potential buyers to take over the property? Value of property can shoot up by 80% but in a booming market where the upcoming supply outstrips the probable demand, it would make more sense to put your money into a property which has an increase of say 30% but can be liquidated with ease so that your cash flow positioning will be less affected or should you come across another opportunity that gives you better returns and need funds to be injected quickly.
