Hi,

1+1 year is to offer an option for renewal when its close to expiry. The rest is as the name suggests. You're renting out your whole unit?

Dear sir/madam,

Typical tenancy agreement allows tenant to renew the lease nearing the expiry therefore the term "+1" at the back. Usual tenure in a tenancy agreement is 1 or 2 years, with few going up to 3 years. The difference in the tenure will usually mean that tenant will need to commit more security deposit if the tenancy period is longer, from 1 month of rental upwards to 3 months subjected to both landlord and tenant agreement.
