Hi, would like some advice.
Which is a better option? To buy a 15 years old condo with bigger space or to buy a 2 years old condo with smaller space? 95sqm - 850k or 80sq - 850k.
Have a HDB paid off, am looking to buy a unit that is near primary school so at least will stay for 6 years at the place intended to purchase.

Hi Mrs Wong,

Firstly, it very much depends on your living needs. Will a smaller space compromise the quality of living for your family or the smaller apartment has sufficient living space. You are going to spend 6 years there as you have mentioned therefore family comfort is also something you may want to look into. Does the age matter over living space? Which is more important?

If all other things are neutral other than age and space, and the living space is not an issue, it is quite easy to say that the 2 years old development should be a safer option to purchase, assuming both are leasehold properties.

It depends on the lifestyle requirements of your family and location/proximity to amenities. Hi Ms Jen, if you are not intending to stay long at the new unit purchase as per mentioned, then it will be advisable to go for a newer unit with smaller space. As the capital appreciation will definitely be higher as compared to the older units when the time arises to dispose off this unit.

Evening Jen,

Personally, I would look at something of bigger area size. The amenities and available infrastructure around the project will be the main contributing factors to your personal convenience. If you enjoy living in the area, it means that it will be easier to sell in the future. If even the owner do not like the unit, what will be the contributing factors to get buyers to buy your unit in the future?

Are you aware of the revised or latest rulings with regards to home-school distance category priority made by MOE? If your child is going to primary 1 in 2017, you might have missed the boat.
Thus, your criteria for the selection of property may need to be revise accordingly if you are still intending to buy a private property.

It is very much a personal preference, if $ is not an issue.

Newer condos tend to have smaller units, built to its max GFA.
While older condos have bigger sized units, and very often their GFAs are not fully utilized.

Many buyers purchased older condos for their larger size, squarish layout, no useless space etc.

Hi,
If you can accept the smaller size condo, then should go for the newer one. A 2 year old condo should be still new, less renovation required. It have lesser chance of structure problem. Where for the older condo, if it is a renovated unit, then can consider too.
