Hi,

When will condo prices start going down? Heard it's as early as 1st quarter 2012.
Am interested in purchasing a unit but will wait until it reaches a low (10 - 20%).

Will 2013 or 2014 be a good year when a record no. of pte properties starts launching? (20 - 30 thousand units?) Thanks for any advice.

Hi Jack,

Are you looking for new launches or resale condo?
If you are looking at new launches, you may want to look at it now as Developers are giving discount for their new launch project.

Hi Jack,

If you think that prices will drop and decide to hold off your purchasing decision, my word of advise will be do not divulge too much into this hearsay.

I have clients who had the same sentiments 2 years ago, and until now, he has still not been able to purchase any, with the implementation of the various measures by the government:

1) Lowering the LTV for bank loans
2) Introducing SSD at various stage
3) Implementing the ABSD

Price then when he was considering to purchase was in the range of $800k and now the market price is almost $1m.

Opportunity waits for no man, and especially so if prices do indeed drops, how many existing owners are likely to still continue selling their units if they are not making any proceeds?

If you are looking at new project launches, as William has mentioned, developers islandwide are giving out discounts and all to buyers, coupled with the low interest rates now, don't you think that it is indeed an opportunity for you to consider your purchase now?

Of course there is no good or bad time to sell or buy. As present situation, as long as your financial portfolio is able to match your purchase or investment, you should proceed about it with due diligence done.
