Firstly, you must fulfill the MOP requirement. Get the approval from HdB to rent out your unit. And settle the TA when you got tenants at hand. Register with HDB on your tenants particulars.

Mrs Tng, its not so much the procedures and contract (which you need to be aware of), there is the softer aspects of handling the tenant. You can read this info from the HDB website.

In my years of experience, we can never tell the quality of the tenant by looking at them or meeting them a few times, good quality tenants are hard to come by and bad tenants are hard to handle.

Even my own property, at the end of the tenancy, you will realize the "patterns" your tenants can come up with, be it local or foreign.

You have to first fulfill the applicable minimum occupation period to rent out your place then if you have done so, you must obtain approval from HDB to sublet your whole unit.

You can do so by logging in myHDB page in HDB website to apply for approval.

You must first fulfill the minimum occupation period (MOP) of 5 years before you are allowed to rent out the whole unit.

You would require approval from HDB to rent out your unit. This will typically cost you a one time fee of $20 to be paid to HDB.

You would then need to source for tenants, and the validity of their passes must be verified as HDB rules are strict. In the event that you were to house illegal immigrants without prior check, consequences can be severe. A proper and precise tenancy agreement (TA) must be drafted to protect your interests.
