Hi, We are PR Family here. We bought condo (first property) around 5 years back. Now we are interested to downgrade from condo to resale HDB. Would it be possible? If yes then can please share the pros and cons?

Good evening,

Yes its possible as long as the finances are comfortable. Pros include a potentially bigger space and also more comfortable monthly mortgage loan installments (if any).. Finances can service a higher consumption family lifestyle. Cons probably no more condo facilities and security at guardhouse. Typically hdb have no balcony as well if you like open spaces in the unit.

Do note that to purchase resale hdb, you have to fulfill 3 years of SPR status as a married couple. ABSD of 5% also applies for the purchase.

Hi, Yes it is definitely possible. Pros is that you might be able to get a bigger space and lower monthly mortgage, suitable for homestay. But cons is that HDB is not an investment tool so your money is not working hard for you, it is locked in your CPF so if you are planning for retirement this might not be a good choice.

As long as both you and your spouse has been SPR for more than 3 years, you will be eligible to purchase a HDB resale flat.

Do note that you will be liable to pay a 5% ABSD should you sell off your current condo and purchase a HDB flat. You may wish to take into account this sum of money during your planning stage, to see if it's worth it.

It will also be good for you to take note that there is ABSD involved for SPR purchasers now, which I am unsure if you are aware of since this was first introduced back in 2013. It is difficult to ascertain the pros and cons of downgrading as different households have different needs where the pros and cons may not be applicable. Dear Sir/Mdm,

It may not be the best idea to downgrade from a condo to a HDB because the upside of HDB is limited and you may not be able to enjoy a profit in the future. If you can afford comfortably, it will be wiser to sell this condo and buy another condo maybe in a better location for the upside potential in the future.

However, if you are looking at HDB as an option because of the generous space, then it is a possible option.

You may want to pay special attention to the timeline and cashflow when you do the sale and purchase concurrently. Careful planning is required so that you can achieve minimal cash outlay and more importantly transit smoothly from your current place to the next one without the need to rent an interim place to stay.
