So sorry to hear about such situation out of the tenancy, I believe such incidents are getting more common.
Go through the tenancy agreement again to check for any terms and conditions spelling out on potential terms in premature termination of lease. I believe for 24 months, there is a diplomatic clause involved, which is why you have mentioned about item 3.
As what Aaron has mentioned, it is likely that the tenant will be unwilling to pay for the remaining unfulfilled stay, where I have dealt with several cases as such.
There are several considerations, and one of them can be you imposing your rights as landlord with respect to the tenancy agreement that you seek your rightful compensation. This portion has to be enforced by a lawyer proper, which was the option that 1 of my landlord did back in 2017, where upon understanding that tenant has intention to break lease prematurely, they immediately seek the services of a lawyer to enforce their rights as a landlord.
Nevertheless, most of my other landlords went for a less troublesome option of getting the outgoing tenant to seek a replacement tenant at their own costs to fulfill the remaining duration of the tenancy agreement to remain status quo, while others opt to forfeit all the deposit and allow the tenant to leave.
These are the tangible considerations they made, as we understand that situation may get ugly potentially should tenant leave the apartment in very bad shape and leave the country.
