May I know when do both of you fulfill 3 years of SPR status?

Do take note that SPR household are not eligible for HDB loan thus you have to take bank loan (max 75%).

Upfront downpayment will be:
1) 20% cpf or cash
2) 5% cash downpayment
3) $120 valuation fee
4) $80 resale application fee
5) $3k legal fees
6) stamp duties (estimated 3% + 5% as SPR)
7) agent's commission (1% of purchase price plus GST)

If based on $400k, you need at least $132k (minimum 5% as cash).
