Hi,

We are 3 people who are planning to rent a 2 Bedroom HDB. Was wondering is it fine, if in the Tenancy Agreement, Main tenant is just me and my other 2 friends are added as the people who can live with me. Would that make a difference?

Hi,

The landlord will probably require all the particulars of people who will be staying in the unit and list them as authorized occupants. The more people in the unit, the price is expected to be higher. Which area are you considering and whats your timeline like? Thanks and hope to assist further.

It should not be a problem as long as your housemates are staying in Singapore legitimately and information of them are provided to the landlord.

Eligibility Conditions: Flat Owners

1. You are allowed to sublet your bedrooms if you own a 3-room or bigger flat.
No prior approval from HDB is required for subletting of the bedrooms. However, flat owners who sublet bedrooms in their HDB flats will have to register with HDB within 7 days from the commencement date of the subletting. They are also required to notify HDB when they renew or terminate the subletting of bedrooms, and when there are changes to their subtenants' particulars within 7 days from their occurrence.
Flat owners must comply with HDB’s subletting rules and regulations.

2. Owners of 1 and 2-room flats are not allowed to sublet their bedrooms.

Number of Bedrooms and Occupants Allowed for Subletting

3 room flats can only occupy 6 persons (definition of 3 rooms flats are 2 bedroom and a living room)

* includes owners, authorised occupants and subtenants
# living room, household shelters and utility room cannot be sublet

Eligibility Conditions : Subtenants

Citizenship
Subtenants must be :
a. Singapore Citizens; or
b. Singapore Permanent Residents; or
c. Non-Citizens legally residing in Singapore who are holders of Employment Passes, S Passes, Work Permits*, Student Passes, Dependant Passes, or Long-Term Social Visit Passes. These passes must have a validity period of at least 6 months as at the date of subletting registration**.
*Construction workers who are Work Permit holders should be Malaysians.
**Tourist are not allowed to rent HDB flats.

Immigration status of non-citizen subtenants may be verified using the Immigration & Checkpoints Authority's iEnquiry website. You may also check the Employment Pass and S Pass validity using MOM’s website.

Tenancy/Property Ownership Status
a. Subtenants must not be tenants/owners of other HDB flats except for :
Tenants/owners who are divorced/legally separated.
- Only one of the divorced/legally separated parties may be a subtenant
Owners who are eligible to sublet their whole HDB flat
-They must sublet their own flat within 1 month after having rented a flat/bedroom from another flat owner.
b. Subtenants must not be owners of Executive Condominium units where the 5-year minimum occupation period has not been met.
c. Subtenants must not be tourists
